Chapter 49 Zoning
September 14, 2010
In accordance with the requirements of Chapter 49 Zoning, of the City of Ferguson, Missouri, notice is hereby given by the Council of the City of Ferguson that a public hearing will be held on Tuesday, September 14, 2010 at 7:00 p.m. in the Council Chamber at Ferguson City Hall, 110 Church Street. Said hearing will be for the purpose of considering a rezoning for 10776 & 10784 West Florissant Ave. The proposed site is currently zoned R-1A, Single Family Residence District. The request is to rezone this site to C-1, General Commercial District. Copies of the application are on file in the office of the City Clerk, at 110 Church Street, Ferguson, Missouri, and are available for public review in that office during the normal business hours of 8:30 a.m. to 5:00 p.m.

West Florissant Redevelopment Area
Development Plan
September 14, 2010
The City Council of the City of Ferguson, Missouri, will hold a public hearing at 7:00 p.m. on September 14, 2010, at the City Hall, 110 Church Street, Ferguson, Missouri 63135. This hearing is being held pursuant to Sections 353.060 and 353.110 of the Revised Statutes of Missouri, and Chapter 34 of the City’s municipal code, to consider the proposed West Florissant Redevelopment Area Development Plan (“Development Plan”). Pursuant to Section 353.110, RSMo, and Chapter 34, this notice is being given not less than fifteen (15) days prior to the date set for the public hearing.
General Description of the Development Plan
The purpose of the Development Plan is to acquire and redevelop certain real property within the City’s jurisdiction to remediate existing blighting conditions. No tax abatement has been requested as part of the Development Plan.
General Description of the Boundaries of the Redevelopment Area
The proposed redevelopment area consists of approximately 2.2 acres of real property on east side of West Florissant Avenue between Somerset Terrace and Harneywold and is wholly located in the City of Ferguson, Missouri.
Invitation to Submit Comments
All interested parties are invited to submit comments to the City Council prior to the date of the public hearing concerning matters that will be discussed at the public hearing, and to appear at the public hearing and provide comments. All interested persons and all political subdivisions shall have the opportunity to be heard on all matters addressed in the Development Plan.
Review of the Development Plan
A copy of the proposed Development Plan will be available for review by any interested party between 8:30 a.m. and 5:00 p.m. at the office of the City Clerk, City Hall, 110 Church Street, Ferguson, Missouri 63135, as of the publication of this notice.

Creation of a Community Improvement District (CID)
SEPTEMBER 14, 2010
Please be advised that on Tuesday, September 14, 2010 at 7:00 p.m. at the Ferguson City Hall, 110 Church Street, Ferguson, Missouri 63135, the City Council will hold a public hearing to consider a Petition for the Creation of a Community Improvement District (the “Petition”) pursuant to the Community Improvement District Act, Sections 67.1401 to 67.1571 of the Revised Statutes of Missouri, as amended. Petitioners seek formation of the West Florissant QuikTrip Community Improvement District (the “District”). All interested persons may attend and be heard.

NOTICE OF PUBLIC HEARING
A Public Hearing will be held on Tuesday, September 14, 2010 at 7:00 PM in the Council Chamber of City Hall, 110 Church Street, Ferguson, Missouri, at which time citizens may be heard on the property tax rates proposed by Ferguson, a political subdivision. The tax rates shall be set to produce the revenue which the budget for the fiscal year beginning July 1, 2010, shows to be required from the property tax; and in accordance with the provisions of Section 137.115 of the Revised Statutes of Missouri, and Article X, Section 22 of the Missouri State Constitution.

BOARD OF ADJUSTMENT - Public Hearing September 22, 2010
NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the Board of Adjustment of the City of Ferguson will hold a hearing on the 22nd day of September 2010 at 7:00 p.m. at the Ferguson City Hall Council Chamber located at 110 Church Street, Ferguson, St. Louis County Missouri.
The purpose of the hearing is to hear a request for a variance for the setback on a shed at 510 Larkin Ave. which is contrary to the provisions of Chapter 49, Section 7.2 (7.25) Ferguson Zoning Ordinances. Specifically, the applicant requests a variance, to wit:
7.25 Accessory buildings may be located in a required rear yard provided that such buildings are set back a minimum of five feet from any side or rear lot lines, there is a minimum setback of ten feet between the main structure and accessory building, no more than two accessory buildings shall be allowed per lot, and the combined square footage of the accessory buildings does not exceed 30 percent of the required rear yard. In no case, however, shall the combined square footage of the two accessory buildings exceed 900 square feet.
The applicant is requesting a variance on the setback of the rear or side lot lines for a shed.

PLEASE TAKE NOTICE that the Board of Adjustment of the City of Ferguson will hold a hearing on the 22nd day of September 2010 at 7:00 p.m. at the Ferguson City Hall Council Chamber located at 110 Church Street, Ferguson, St. Louis County Missouri.
The purpose of the hearing is to hear a request for a variance for a sign at 9197 W. Florissant Ave. which is contrary to the provisions of Chapter 36 Signs, Section 36-5(5) Prohibited Signs Ferguson Code of Ordinances. Specifically, the applicant requests a variance, to wit:
36.5 Prohibited Signs – the following types of signs are specifically prohibited in the city.
(5) Moving signs, including those of which all or any part of the sign moves or appears to move. This prohibition against moving signs shall extend to devices including strings of light bulbs and rotating signs, whether part of any signs or maintained as an independent feature.
The applicant is requesting to maintain a moving sign on the premises.
